In todays market, to get top dollar in the fastest time, you HAVE to employ the top strategies to get your home sold. 

At the time of this writing, in Lake County Florida, we have an average of 88 days on market.  That's almost 3 months!!  

The market of bad cell phone photos, a sign in the yard, no Open Houses and multiple offers anyway, is gone.   Todays market demands best marketing to get as many eyes on your home as possible.  

Here's how we SELL your home: 

1) Performance Media - this goes way beyond the bad cell phone photos, beyond professional photography.   We bring in a professional camera/drone specialist, who not only does professional photos and aerial views, but he also puts together a cinematic video.  Here's one...Bella Collina Condo Video

And, since we know we only have one chance to capture an out-of-area buyer, we also provide a 360 walkthrough, so buyers can explore the homes layout online, before ever seeing it in person. 

If your home isn't "performance media" ready - our media team can clean-edit our photos.  Too much "stuff" in the house?  We can virtually empty the house.  This is helpful for homes that are "themed" like Halloween year round, or have a lot of "things" and not a lot of time to get prepared for market.  

                                                   

2) Custom Web Design - You'll have a single property webpage with click throughs to school information, local utilities, etc.  This webpage isn't magic on it's own, but together with our overall marketing strategy, it becomes a crucial touch point in selling your home. 

3)  Smart Sign Design - Our Smart Sign features the interior photos of your home and a QR code to capture "drive by" traffic.  More than just "For Sale".  We follow up with every scan - and keep the sign illuminated at night for extra visibility on your listing. 

4) Open House Blitz Weekend - We hold 3 Open Houses the first weekend, drop 100 postcards and call or door knock 50 neighbors.  Our Open Houses are staffed with agents who are super adept at knowing the words to say to convert lookers into buyers, and bring an offer to the table.   (Not available in all HOA's or Condo areas) 

5) Million Dollar Home Brochures - Inside your home, visitors will find beautiful brochures showcasing your home.  The kind large home builders have, showcasing the features of the home, school district info, taxes, property information, etc.  We prepare the most asked questions about the home in a beautiful glass coated paper booklet guests can take with them.  When buyers are looking at 6-7 homes in a day, they often forget what they've seen.  We make it easy. 

6) Staging and Home Prep - We know that staged homes sell 85% faster than empty houses, yet in Central Florida, staging has been forgotten.  If your home will be empty when we list it, we will bring in light staging, to help buyers picture size and layout.  If you're still in the home, we go over an extensive list of little things that really make your home stand out from the others on the market, and bring a faster sale. 

7) Nationwide Brokers Open - I play with the TOP real estate agents across the nation, so when I list a property, they all get notifications.  With a huge influx of immigration to Florida, we often sell to out of state buyers. 

8) Ongoing Open Houses - We guarantee to hold an Open House every other weekend until it's SOLD.  Our Open House emails target all buyers who have "hearted" your listing online, with an invite to the Open House.  If they "heart" your listing on anyone of the Big Box sites, they get an invite too.  If you have an agent telling you Open Houses don't work - we're proof that they do!

9) Pricing Strategy - There are 3 reasons people will or will not purchase your home.  Location, Condition and Price.  We can't change the Location, we work with you ahead of listing to maximize the Condition but it ultimately comes down to Price.  We have a sytematic price reduction strategy that we hope we don't have to use, but occasionally, we hit the market wrong, and timing requires we adjust.  However, we try to help you determine the BEST price at the start.  To see our Pricing Strategy - Our Pricing Strategy

10) We don't stop at PENDING - Until your home is fully SOLD, we continue to market for a back up offer.  Up to 30% of accepted offers are falling out now, so we don't stop marketing until we're actually SOLD.  There is no coasting into the finish line for us, we continue to run and finish with a hard sprint when needed.
